In Kauai's real estate market we do have a much higher percentage of cash buyers than you would in a more conventional market.

Generally getting a loan for over 4 or 5 million is very difficult.  There are a few lenders that specialize in high end financing and can go much higher that this (20M+).  My clients who have used their services have also received more favorable terms that most loans can offer.

It seems like there are a lot of people looking for a "good deal" that they can get in Haena while the road is closed.

The road west of Hanalei being closed as been tough on a lot of property owners.  The country has determined that while the road is closed the legal vacation rentals can not be used.  There are beachfront properties there that rent for $1,000 a night and up that have been stilling empty for almost a year now.

There are several oceanfront property that I will soon be listing publicly in the Kauai MLS.  Here you can learn about them before anyone else!

Here are the first two.  

One is a beach house in Haena.  It's a two bedroom, two bathroom home on the beach.  It is on a good sized lot with a lot of privacy.  The lot has guest house rights and the house has a TVR (vacation rental license).  Here's a clip of me opening the door and walking out on the lanai.

 

The second one is a two bedroom, two bathroom oceanfront condo in sunny Poipu!  It's in Poipu Shores which has the most amazing pool!  Here's a picture of the pool at Poipu Shores!

As I turned off the Kuhio Hwy yesterday and drove through the Tunnel of Trees I started to reflect on what a special place the south side of Kauai is.

I was driving through the Tunnel of Tress on my way to an inspection of a oceanfront condo I listed for sale for the Owner and where I also represent the Buyer.  The market on Kauai right now is very hot!  Here's a snapshot of the oceanfront real estate market in the Poipu/Koloa area.

There are currently 15 oceanfront homes and condos for sale in Poipu.

Four of those are single family homes range in price from $1.865M to $6.990M.  They also range in both quality of built and current condition of property.  Two of then have TVRs or a Vacation Rental License.  They have been on the market

Real estate in Poipu and Koloa on Kauai's south side is the most popular area to own a vacation rental condo on Kauai.

Although the north side of Kauai is considered more beautiful, the south side has more sun.  Often when people come to Kauai on vacation they want sun.  They don't want to go somewhere it might rain 50% of the time. Which means they generally want to rent something on the south side. 

I currently have several oceanfront off market pocket listings on the south side!

These ones are not only on the water, but they are walkable to restaurants, shopping, snorkeling spots, and a sandy beach!

I've been helping a client of mine with the remodel of his beach house in Haena over the last year.  It is the nicest vacation rental on the beach on Kauai.  It's also the only 5 bedroom, 5 bathroom vacation rental on the beach on the north shore of Kauai!

About a week ago the furniture was placed in the house and now it's just about finished!  There are still a few outstanding items like the landscaping, but for the most part it's almost done!!!  I couldn't be more excited for my client and for the people who will get to stay in this amazing beach house!

A couple of days ago I previewed the cutest house for sale in Princeville for a client of mine!  I can't stop thinking about it!

  • Screened in lanai
  • Private Spa area
  • Outdoor shower
  • Foliage all around the house

Off of the master bedroom there is outdoor access to a very private outdoor space that has a hot tub and an outdoor shower.  On the other side of the master bedroom is a screened in lanai...which is so lovely!

About a year and a half ago a client of mine bought a great little beach condo at Kalaha at Poipu Kai.

Here are some of the highlights:

  • One Bed
  • One Bath
  • Loft big enough for two twin beds
  • Ocean view
  • About 4 minutes walking to Poipu Beach
  • About 2 minutes walking to closest restaurant
  • Community Pool and hot tub, and tennis courts

When my client bought it she put new furniture in it and about a year later remodeled the kitchen.

Aloha!

I recently attended the premiere luxury real estate conference anywhere, Inman Luxury in Beverly Hills.  It was great!  Incredible speakers, and even better networking opportunities.  I met power players in the Luxury segment from around the country.

This matters because good agents net work with each other to help their clients when they are buying in an unfamiliar market.  For example right now I have four properties in escrow.  Two of those were referrals from agents in other markets.  One came from an agent on the Big Island, the other from an agent in Silicon Valley.
