Buyer Activity Is Rising, But Pricing Still Matters

The Kauai real estate market is showing signs of increased activity this spring, with more properties entering escrow compared to recent months. While inventory continues to rise, well-priced homes, condos, and land parcels are still selling relatively close to asking price — proving that strategic pricing remains one of the most important factors in today’s market.

Current Kauai Inventory

As of May 2026, there are currently:

421 active listings across Kauai

  • 178 single-family homes
  • 135 condos
  • 108 parcels of land

Inventory has increased from the previous month, particularly in the single-family home category. Condo and land inventory have remained relatively steady over the last several months.

Pending Sales Are Up

One of the biggest shifts this month is the noticeable increase in pending sales.

There are currently:

105 properties in escrow

  • 61 homes
  • 34 condos
  • 10 land parcels

This marks a significant jump in activity, especially for homes and condos. While Kauai remains a buyer’s market, more buyers are clearly moving forward with purchases.

Because Kauai transactions often have longer escrow timelines — typically 30 to 45 days — many of these pending sales may not officially close until the coming months.

What Sold in April 2026?

A total of 57 properties sold across Kauai in April:

  • 32 single-family homes
  • 17 condos
  • 8 land parcels

Sales volume is relatively consistent with recent months — not exceptionally high, but stable.

What stands out most is that many of the higher-end properties sold fairly close to asking price.

The highest-priced home sale was a four-bedroom home in Kukuiʻula.

While this was still the highest residential sale of the month, it sold below asking due to several factors:

Heavy use as a vacation rental over the years
Visible wear and tear

However, buyers were still attracted to:

Walkability to the Shops at Kukui‘ula and club amenities

Another standout sale was a nearly oceanfront property near Brennecke's Beach and Poipu Beach.
