There are a lot of videos on YouTube with lists of the "Best Things" to do on Kauai. I've watched a lot of them, and every video that I've watched is made by someone who doesn't live on Kauai, and 99% of the time has also never been to Kauai before.
I thought it was time that someone who lives here who's has done just about every excursion on Kauai and has eaten at almost every restaurant make a "Best Of" list for those coming to visit Kauai.

Generally getting a loan for over 4 or 5 million is very difficult. There are a few lenders that specialize in high end financing and can go much higher that this (20M+). My clients who have used their services have also received more favorable terms that most loans can offer.

Kauai Beachfront Properties Coming soon!

There are several oceanfront property that I will soon be listing publicly in the Kauai MLS. Here you can learn about them before anyone else!
Here are the first two.
One is a beach house in Haena. It's a two bedroom, two bathroom home on the beach. It is on a good sized lot with a lot of privacy. The lot has guest house rights and the house has a TVR (vacation rental license). Here's a clip of me opening the door and walking out on the lanai.
The second one is a two bedroom, two bathroom oceanfront condo in sunny Poipu! It's in Poipu Shores which has the most amazing pool! Here's a picture of the pool at Poipu Shores!

As I turned off the Kuhio Hwy yesterday and drove through the Tunnel of Trees I started to reflect on what a special place the south side of Kauai is.
I was driving through the Tunnel of Tress on my way to an inspection of a oceanfront condo I listed for sale for the Owner and where I also represent the Buyer. The market on Kauai right now is very hot! Here's a snapshot of the oceanfront real estate market in the Poipu/Koloa area.
There are currently 15 oceanfront homes and condos for sale in Poipu.

North Shore of Kauai Beach House Vacation Rental...On The Beach!

I've been helping a client of mine with the remodel of his beach house in Haena over the last year. It is the nicest vacation rental on the beach on Kauai. It's also the only 5 bedroom, 5 bathroom vacation rental on the beach on the north shore of Kauai!
About a week ago the furniture was placed in the house and now it's just about finished! There are still a few outstanding items like the landscaping, but for the most part it's almost done!!! I couldn't be more excited for my client and for the people who will get to stay in this amazing beach house!

How Do I Get A Vacation Rental License for my home on Kauai?

There's good news, and bad news here.
The good news is that there are some select homes on Kauai that you can use as a vacation rental. The bad news is that there aren't very many of them.
When people hear or read agents like myself talking about a house having a vacation rental license it's easy to make the mistake of thinking that you can apply for and get a vacation rental license and use it to vacation rent out the home you're buying on Kauai. That is not accurate.

A client of mine is looking to buy a house on the beach on the north shore of Kauai.
He is looking for a beach home with:
- 3+ bedrooms
- 2+ bathrooms
- within walking distance to at least one good surf spot
- the beach in front of the home should not be dangerous (he has little granddaughters)
He plans to live on Kauai with his family and make it his home, so the property does not need to have a TVR.
