The good news is that compared to almost everywhere Kauai County has a low real estate tax rate. It is a little different however than most places.
Real estate taxes on Kauai is based on a combination of both the county's assessed value of your property and how your property is used.
The 2016 real estate tax code for Kauai county is as follows:
(Per $1,000 Net Assessed Valuation) Tax Rate
Homestead $3.05
Residential $6.05
Residential Investor $9.40
Vacation Rental $9.85
Commercial $8.10
Commercialized Home Use $5.05
Agricultural $6.75
Conservation $6.75
For example if you own a primary residence on Kauai which the county values at $1,000.000 for 2016 you would pay $6,050 in real estate or property taxes to the county of Kauai.
If you purchased a vacation rental also valued at $1,000,000 in 2016 you would pay $9,850 in real property taxes to the county of Kauai.
