I've been helping a client of mine with the remodel of his beach house in Haena over the last year.  It is the nicest vacation rental on the beach on Kauai.  It's also the only 5 bedroom, 5 bathroom vacation rental on the beach on the north shore of Kauai!

About a week ago the furniture was placed in the house and now it's just about finished!  There are still a few outstanding items like the landscaping, but for the most part it's almost done!!!  I couldn't be more excited for my client and for the people who will get to stay in this amazing beach house!

A couple of days ago I previewed the cutest house for sale in Princeville for a client of mine!  I can't stop thinking about it!

Here are some of the things I loved

  • Super private
  • Large picture windows
  • Screened in lanai
  • Private Spa area
  • Outdoor shower
  • Foliage all around the house

Off of the master bedroom there is outdoor access to a very private outdoor space that has a hot tub and an outdoor shower.  On the other side of the master bedroom is a screened in lanai...which is so lovely!

About a year and a half ago a client of mine bought a great little beach condo at Kalaha at Poipu Kai.

Here are some of the highlights:

  • One Bed
  • One Bath
  • Loft big enough for two twin beds
  • Ocean view
  • About 4 minutes walking to Poipu Beach
  • About 2 minutes walking to closest restaurant
  • Community Pool and hot tub, and tennis courts

Aloha!

I recently attended the premiere luxury real estate conference anywhere, Inman Luxury in Beverly Hills.  It was great!  Incredible speakers, and even better networking opportunities.  I met power players in the Luxury segment from around the country.

This matters because good agents net work with each other to help their clients when they are buying in an unfamiliar market.  For example right now I have four properties in escrow.  Two of those were referrals from agents in other markets.  One came from an agent on the Big Island, the other from an agent in Silicon Valley.

There's good news, and bad news here.

The good news is that there are some select homes on Kauai that you can use as a vacation rental.  The bad news is that there aren't very many of them.

When people hear or read agents like myself talking about a house having a vacation rental license it's easy to make the mistake of thinking that you can apply for and get a vacation rental license and use it to vacation rent out the home you're buying on Kauai.  That is not accurate.

A client of mine is looking to buy a house on the beach on the north shore of Kauai.

He is looking for a beach home with:

  • 3+ bedrooms
  • 2+ bathrooms
  • within walking distance to at least one good surf spot
  • the beach in front of the home should not be dangerous (he has little granddaughters)

He plans to live on Kauai with his family and make it his home, so the property does not need to have a TVR.

A bank owned beach house in Kekaha the southwest side of Kauai just came on the market.  

All day long people say to me "I'm looking for a little shack on the beach".  Well this is definitely that, and it's priced for a shack on the beach as well!

It has three bedrooms, 3 bathrooms, and 1708 square feet.  Before it was take back from the bank the property did have a TVR.  It is uncertain at this time if that is still the case.

I can tell when someone is really considering buying real estate on Kauai when they start asking about property taxes.  :)

The good news is that compared to almost everywhere Kauai County has a low real estate tax rate.  It is a little different however than most places.

Real estate taxes on Kauai is based on a combination of both the county's assessed value of your property and how your property is used.

Secret beach in Kilauea is 3,000 feet of sandy shoreline.  It is extremely private as it is enclosed by sea cliffs on both ends.
